CanchosParticipantSo I’ve been deep in the Dubai property research for a while now, mostly looking at apartments and villas, but penthouses keep showing up at the top end of the listings. Here in the US that kind of property would be firmly in trophy asset territory, not really an investment play. Curious whether penthouses for sale in Dubai are viewed the same way over there or if there’s actually a rental market that makes the numbers work for foreign buyers.

MerdokParticipantThere’s definitely a rental market for these, mostly corporate tenants and high net worth expats who want the space and the views. Yields are lower than mid market apartments obviously, but the appreciation potential in the right buildings has been strong. It’s less about cash flow and more about capital growth for most buyers going this route.

Buyers going for this category are usually less focused on immediate rental yield and more on long term value in addresses that consistently attract demand. The variety across different developments is wider than people expect though, from newer towers to more established landmark buildings.
